Try this...

strSQL = "SELECT * FROM tblBuilding WHERE fldClusterID = " & Val(Nz(txtClusterID) & " AND fldBuildingNumber = '" & Nz(txtBuildingNumber) & "'"

rstBuilding.Open strSQL, cnn, adOpenKeyset, adLockPessimistic

Any ideas?
