A quick test -- when the cell is empty, the IF() statement returns an empty
string, as expected. Can you send the worksheet over to me and let me take a
look at it?

Hi all,
I'm using Excel column referencing in this manner =IF(Office!B:B ="yes",
Office!J:J, "") to pull together certain columns of a the main "Office"
sheet into another sheet.
Unfortunately, regardless of cell formatting, if the referenced cell is
empty it returns a zero. How can I eliminate the zero?
Much of the referenced information in the subset sheet's column is plain
text data.
